Video Marketing for Sellers

I built a YouTube channel around South Louisiana real estate because buyers were making big decisions off a handful of listing photos. That audience is now part of what you get when you list with me.

The short version. Jay LaRose produces video home tours and publishes them to Moving to Baton Rouge with Jay LaRose on YouTube, the listing's page on this site, and his social accounts — reaching buyers who are actively researching a move to this area.

Why it matters here specifically

A meaningful share of buyers in this region are moving from somewhere else: Texas, the Gulf Coast, people relocating for the plants, LSU or health care. They start searching months out and they can't tour in person. Video is how they build a shortlist — and your home either appears in that process or it doesn't.

What I produce

  • A full walk-through tour with narration about layout, finishes and what the home is actually like to live in.
  • Drone and exterior work where the lot, acreage or setting is part of the value.
  • Short-form cuts for Instagram, TikTok and Facebook from the same shoot.
  • A neighborhood segment where the area is a selling point for your buyer.

Where it goes

YouTube, your home's page on this site, social accounts, and the MLS where video is supported. Every piece links back to the listing so interest turns into showings rather than views.

Results vary by property, price and market conditions. I don't promise a specific number of views, inquiries or offers, and no honest agent can.

Seller questions

Does video actually sell homes?

It gets more of the right people through the door, which is what matters. Video shows flow, scale and setting in a way photos can't, and it's how out-of-state buyers shortlist homes before they fly in. I won't promise it produces a specific number of offers.

Do I have to be in the video?

No. Most seller videos are the home and the neighborhood, with me narrating. If you want to say something about living there, that can be powerful — but it's entirely your call.

What about privacy?

We discuss what's shown and what isn't before filming. Occupied homes get staged and depersonalized first, and anything you'd rather not have on camera stays off camera.

Where do the videos end up?

The YouTube channel, your home's page on this site, the MLS where supported, and my social accounts. Everything points back to the listing.
