Selling and Buying at the Same Time
This is the most common situation I handle, and the one with the most ways to get squeezed. The goal is simple: don't end up owning two homes, and don't end up homeless between closings.
Your realistic options
- Sell first, then buy. Strongest buying position and no double payment. The risk is housing between closings, which a rent-back from your buyer often solves.
- Buy first, then sell. Easiest move, but you need the financial capacity to carry both, and your lender has to qualify you accordingly.
- Sale contingency. Your purchase depends on your home selling. It works best when your home is priced right and moving quickly; it's weaker in a competitive situation.
- Rent-back after closing. You sell, then stay in the home for an agreed period while you close on the next one. Often the cleanest solution.
- Bridge financing or a HELOC for the down payment on the next home. Your lender will explain costs and whether you qualify.
How we'd sequence it
We start with two numbers: what your current home is realistically worth, and what you qualify to buy. Then we look at how fast homes like yours are actually selling in your neighborhood right now. That tells us which option above is realistic rather than theoretical. From there we coordinate listing date, offer strategy and both closing dates — ideally with the same title company, which makes a same-day or back-to-back closing far easier.
Mistakes I see
- Listing before knowing what the next home costs, then having nowhere to go
- Pricing high for a cushion, then losing the buying window while the home sits
- Writing a contingent offer on a home that already has multiple offers
- Forgetting that moving twice costs real money, and that it's sometimes still the right call
