Cost of Living in the Baton Rouge Area

Housing here costs less than in most big metros. Insurance costs more than almost anywhere. If you only budget for the mortgage, Louisiana will surprise you.

Current median prices and days on market by area are in my monthly market reports. Broadly, you'll find the widest price range inside Baton Rouge, newer construction at suburban prices in Prairieville and Dutchtown, and generally more lot for the money in Walker and Denham Springs.

Homeowners and flood insurance — budget carefully

This is the line item that derails out-of-state buyers. Louisiana premiums are among the highest in the country, driven by hurricane exposure, and they vary enormously by roof age, construction, elevation and location. Flood insurance is separate from homeowners insurance, and it's required by lenders in FEMA high-risk zones.

Do this early: get an actual insurance quote on the specific address during your inspection period, not after. I've seen quotes differ by thousands of dollars a year between two homes on the same street.

Property taxes and the homestead exemption

Louisiana property taxes are generally lower than in many states, and the homestead exemption removes a portion of the assessed value of your primary residence from most parish taxes. Your actual bill depends on the parish, your assessment and local millages. The parish assessor's office is the place to confirm a specific property's taxes — and note that what the current owner pays may not be what you'll pay.

Utilities and other monthly costs

Summer electricity is the big one: air conditioning runs hard from roughly May through September, and bills reflect it. Ask for a home's 12-month utility history before closing. Water, sewer and garbage vary by whether you're in a city or in unincorporated parish, and some rural homes have well and septic systems instead, which means maintenance rather than a monthly bill.

Getting around

This is a car-dependent region with limited transit, so budget for a vehicle per working adult, fuel and insurance. Auto insurance rates in Louisiana are also higher than the national average.
